The results for condos and townhouses for the same time period for average sale price were $244,905, down 5.7%, and closed sale transactions were down 11.3%.&lt;br /&gt;&lt;br /&gt;Closed sales in this time period result from sale contracts originated in October through early February. Mortgage interest rates did jump slightly in December, 2010 , but dropped back in late January. This mortgage insurance can be eliminated when the loan to value ratio reaches 78%.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Conventional Mortgages &lt;/strong&gt;generally require a down payment of 20%. There are conventional mortgages available with down payments of less than 20%, but they are not as easily obtainable as they were 5 years ago. However, a conventional mortgage with less than 20% down requires &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;a href="http://www.themoneyalert.com/mortgageinsurance.html" target="_blank" title="More About Private Mortgage Insurance"&gt;&lt;span style="color: #540c00;"&gt;Private Mortgage Insurance&lt;/span&gt;&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt; in the form of an upfront premium paid at closing or added to the mortgage and a monthly premium added to the monthly mortgage payment. I am not aware of any lender offerring conventional mortgages with 5% down at the moment.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Mortgage Terms:&lt;br /&gt;&lt;em&gt;Fixed Rate Mortgage:&lt;/em&gt;&lt;/strong&gt; a mortgage loan where the interest rate remains the same for the entire term of the loan. The most common and preferred is a 30 year loan for first time buyers. While other terms are available, the 15 year mortgage loan generally provides a slightly lower interest rate than a 30 year mortgage.&lt;br /&gt;&lt;em&gt;&lt;strong&gt;Adjustable Rate Mortgage:&lt;/strong&gt;&lt;/em&gt; a mortgage loan where the interest rate adjusts at given intervals, generally one, three or five years. The initial interest rate will be lower than the a 30 year fixed rate mortgage loan, and provides the ability for a buyer to obtain a larger mortgage without increasing the initial mortgage payment. Important considerations are the interest rate adjustment caps at each interval period and for the lifetime of the loan. Home buyers need to analyze the benefits and risks involved with adjustable rate mortgage loans.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Mortgage Payment:&lt;/strong&gt;A mortgage payment consists of principal and interest, monthly real estate taxes, monthly homeowners insurance and monthly mortgage insurance premium, if applicable, and is commonly referred to as &lt;span style="color: #540c00;"&gt;&lt;strong&gt;PITI&lt;/strong&gt;&lt;/span&gt;.&lt;br /&gt;For mortgage qualifying puposes, if there are homeowner association monthly fees, they are also considered.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Mortgage Qualifying:&lt;/strong&gt;Important criteria in the mortgage approval process is the analysis of a home buyer's income, employment history, credit score and monthly debt. Of importance, income is income only if it is reported to the IRS and can be verified. There are various lenders who provide mortgage loans to buyers who do not meet general mortgage qualifying standards and guidelines.&lt;br /&gt;&lt;br /&gt;There are Mortgage Income Qualifying Guidelines lenders follow in the mortgage approval process, commonly referred to &lt;span style="color: #540c00;"&gt;&lt;strong&gt;Mortgage Qualifying Ratios&lt;/strong&gt;&lt;/span&gt;. While these guidelines vary from one mortgage type to another and sometimes from one lender to another, there is an acceptable standard a home buyer can rely on in calculating an affordable mortgage payment.&lt;br /&gt;&lt;strong&gt;28%/36%:&lt;/strong&gt; a monthly mortgage payment(PITI) should not exceed 28% of the the home buyers monthly gross income, commonly referred to as the front ratio; a monthly mortgage payment(PITI) plus monthly recurring debts should not exceed 36% of monthly gross income, commonly referred to as the back ratio.&lt;br /&gt;&lt;br /&gt;There is so much more to the mortgage application and mortgage qualifying process than the basics discussed here. Well, they did, and everyone was caught off guard. In fact, at the end of December, mortgage interest rates increased to 5%. and slighly higher. However, prior to the increase they were in the 4.25% range. That is still a half percent difference. That difference in a .5% change in an interest rate would be approximately $41.00 per month for a mortgage in the amount of $275,000. In other words, the rate increase of .5%, increased a monthly mortgage payment by approx $41.00 per month this past month for buyers searching for a home.&lt;br /&gt;&lt;br /&gt;That $41.00 per month change equates into an appox $7,000 change in mortgage borrowing ability. In other words, in order to keep the mortgage payment equal to what is was at 4.25%, a buyer would have to reduce the amount borrowed by $7,000 and reduce their price range by $7,000.&lt;br /&gt;&lt;br /&gt;Yes, mortgage interest rates do have a tremendous affect in home affordability, whether you are looking to purchase a home in Iselin, New Jersey, Colonia, Edison, in Middlesex County or any other State. And that is the interest rate adjustment from the day of the closing to the last day of the month.&lt;br /&gt;&lt;br /&gt;Let me clarify first. There is a difference in paying rent to a landlord as compared to paying the mortgage to the bank. Rent is due on the first day of the month and is paid for the month in advance. Rent is paid on January 1 for the enjoyment of using the apartment for the month of January. A mortgage is paid to the bank on the first of the month, but it is for the interest expense for the previous month. When a mortgage payment is made on January 1, the interest espense is for the month of December. In other words, a mortgage payment is an after the fact payment.&lt;br /&gt;&lt;br /&gt;With that in mind, if a buyer closes on a home purchase on January 31, 2011, the first mortgage payment will be due on March 1, not February 1. The mortgage payment due on March 1st is for the interest expense for the month of February. Again, a mortgage payment is an after the fact payment, paying for the previous month's interest for the use of bank's money.&lt;br /&gt;&lt;br /&gt;But what happens when the closing date is not the last day of the month? What happens if the closing is on January 10th instead of the 31st? Well, the first payment is due on March 1st, just as it would be if the the purchase closed on the 31st. No, a buyer does not to live in the home from the 10th to the 31st without paying the interest on the mortgage loan for those 21 days. And this is where many buyers are actually caught by surprise at their closing when the closing costs are hundreds of dollars more than what they were prepared for and were told.&lt;br /&gt;&lt;br /&gt;If a buyer is borrowing $275,000 at 4.75% interest and the real estate closing is on January 10th, there will be an adjustment for interest from the day of the closing to the last day of the month. It is simple to calculate. Multiple the interest rate(.0475) by the mortgage amount($275,000). That equals $13,062.50 which represents annual interest. Divide that total by 365 to obtain a daily cost($35.78). Then multiply that by the balance of the days in the month(21). The total is $751.38. &lt;br /&gt;&lt;br /&gt;In this example, there will be a charge at closing of $751.38 for prorated interest from the day of the closing to the last day of the month. font-size: medium;"&gt;Historically Low and Favorable Home Prices&lt;/span&gt;&lt;/strong&gt; &lt;/div&gt;&lt;div align="left"&gt;&lt;br /&gt;When thinking of buying real estate, which market would you rather be in? A Buyer's market or a Seller's market? Not too difficult to figure is it?&lt;br /&gt;&lt;br /&gt;Is a 30 year mortgage interest rate at 4.5 % appealing?&lt;br /&gt;&lt;br /&gt;Are favorable home prices a consideration? &lt;br /&gt;&lt;br /&gt;When looking to buy a home in a seller's market, a home buyer may experience a shortage of available homes to look at, may have to compete with other buyers interested in the same home and may be in situations where there are multiple contract offers from home buyers interested in the same home resulting in bidding wars among buyers and higher sale prices. In a market such as that, buyer demand exceeds available home inventory, listing days on the market begin to drop and asking prices begin to increase. And there have been various real estate markets like this in the past 38 years when mortgage interest rates were no where near historic lows! Economics 101, supply and demand, at its finest!&lt;/div&gt;&lt;div align="left"&gt;&lt;br /&gt;The fact of the matter is that the real estate market began to change in earlty 2006. Listing inventory stayed on the market longer as there were fewer home buyers. Buyers became hesitant and were no longer anxious to meet home owner's asking prices or counter offers. Real estate values began to stabilize, and then started to drop. And they have continued to drop, creating an ideal opportunity and the perfect real estate market for all type of buyers.&lt;br /&gt;&lt;br /&gt;I cannot remember a real estate market in the 38 plus years I am selling real estate where mortgage interest rates are at levels of creating new historic lows and real estate values have dropped as substantially as they have! &lt;/div&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;/div&gt;Over the years I have been selling real estate, I have often been asked by home buyers when looking to purchase, "what do you think this home will be worth 5 years from now" or "how much appreciation can I expect if I sell it in 5 years". Reasonable questions to be asked by a home buyer.&lt;br /&gt;&lt;div align="left"&gt;&lt;br /&gt;My answers were always the same. It depends. It depends are on the current market when you will be selling, it depends on the mortgage interest rates, it depends on the economy and the financial markets, it depends on the the job market, it depends on national events, it depends on local market conditions, it depends on what improvements you've made or didn't make to the home. It just depends on so many things!&lt;br /&gt;&lt;br /&gt;However, back in 2006 and 2007 when I answered that question when asked, never did I think that the drop in real estate values would have been as severe as they have been, especially since high mortgage interest rates were not a factor and did not enter the scenario. Likewise, I could have never believed that my technolgy stock profile would drop as severe as it did after the stock boom in 2000. But it has.&lt;br /&gt;&lt;br /&gt;Why is the current real estate market a buy now scenario for home buyers? Two important reasons: Mortgage Interest Rates and Favorable Home Prices!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="color: #990000;"&gt;* Mortgage Interest Rates: Take a look at the 5 Year History of Average Mortgage Interest Rates!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/div&gt;&lt;a href="http://2.bp.blogspot.com/_ou1uDz45u_E/TE1vDkq8csI/AAAAAAAAAHs/xOyPnU612tA/s1600/Historical+Mortgage+Rates.jpg"&gt;&lt;img alt="" border="0" id="BLOGGER_PHOTO_ID_5498172827263333058" src="http://2.bp.blogspot.com/_ou1uDz45u_E/TE1vDkq8csI/AAAAAAAAAHs/xOyPnU612tA/s320/Historical+Mortgage+Rates.jpg" style="cursor: hand; display: block; height: 281px; margin: 0px auto 10px; text-align: center; width: 460px;" /&gt;&lt;/a&gt; Mortgage interest rates are at or near 40 year historic levels! The questions is, how long can they stay at these levels? The funny thing is that we never never know when interest rates hit bottom, until they've gone up! Then it is too late! A change of just .05% in the mortgage interest rate increases the monthly mortgage payment by $82.88, or $994.56 per year on a mortgage of $275,000.&lt;br /&gt;&lt;br /&gt;That slight increase in the mortgage rate reduces the amount of the mortgage to be borrowed by approximately $15,000 in order to keep the same payment as the lower interest rate. More simply put, if a buyer did not want a higher mortgage payment, their price range or mortgage amount would need to drop by $15,000 or they would need to add an additional $15,000 to the down payment.&lt;br /&gt;&lt;div&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="color: #990000;"&gt;* Favorable Home Prices: So what has happened with real estate values in the same period?&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;Real estate is local. Real estate values vary from one neighborhood or section within a town, from town to town, county to county and state to state. There are so many factors that can affect real estate values, most of which can be read daily.&lt;br /&gt;&lt;br /&gt;Needless to say, real estate values are substantially lower than previous years, and that is the reason why the current real estate market is a buy now scenario for all type of buyers and not just for first time buyers! The math is simple! The purchase price determines minimum down payment, which determines the amount of a mortgage required and then determines the amount of the mortgage payment.&lt;br /&gt;&lt;br /&gt;As purchase prices drop, buyers benefit as minimum down payment requirements are less, the amount needed for a mortgage is less and the monthly mortgage payment is less, whether looking to buy a home a home in Iselin, New Jersey, Colonia, Edison, Middlesex County or any other State.&lt;br /&gt;&lt;br /&gt;Here is a look at closed sale residential one family statistics in Middlesex County, as obtained from the Middlesex County Multiple Listing System as of July 24, 2010. A $64,000 drop in average sale prices from 2006 in Middlesex County is an approximate savings of $320.00 in a monthly mortgage payment. Not only are buyers purchasing homes at substantially lower prices than in previous years, but they are able to obtain mortgage interest rates that are substantially lower than in previous years, and that equals more savings!&lt;br /&gt;&lt;br /&gt;Will prices drop further? They may or they may not. The more immediate concern should be will mortgage interest rates rise, when and by how much. A thorough understanding of the impact of mortgage interest rates is also important.&lt;br /&gt;&lt;br /&gt;Regardless of where the home search is or what town a home is located in, obtaining reliable market value information is important! Information like this can be provided by your local REALTOR. Yes, they are much lower then they were in 2006. Too much attention is given to when they will hit bottom. The bottom will only be known when prices begin to increase. All real estate contracts have conditions. What is important and needs to be reviewed is that as a condition, these subject to clauses can be a concern to a seller. The concern is not that a mortgage needs to be obtained or that a home inspection needs to be done, but it is a question of in what time frames will these be completed by the buyer.&lt;br /&gt;&lt;br /&gt;In most circumstances, the seller has agreed to take their home off the market during the time frame in which the buyer needs to obtain mortgage approval and conduct their inspections. It is that time frame, if too long, which could be questioned by the seller during a contract presentation.&lt;br /&gt;&lt;br /&gt;Time frames vary in obtaining mortgage approval and in conducting inspections. A diligent REALTOR® or Buyer Agent can provide valuable assistance and guidance in suggesting appropriate time frames. If the dates are too long, they may have a negative response from the seller in contract negotiations. If the dates are too short, complications could arise, such as waiver of inspections or perhaps even voiding of the contract of sale. The sooner the buyer can complete the conditions in the contract, the more comfortable the seller will be in knowing that there home will be under contract with all contingencies being satisfied.&lt;br /&gt;&lt;br /&gt;There are other subject to contingencies that can be more of a concern to a home seller, such as subject to the sale of the buyer’s present home, especially if it is not yet on the market for sale or not under contract. While it is understandable that a home buyer needs the equity from their home sale in order to purchase another home, many sellers may not be willing take their home off the market and wait for the buyer to sell their current home.&lt;br /&gt;&lt;br /&gt;A buyer with a home sale contingency is a much weaker buyer than a buyer without a home sale contingency. However, a buyer who has a signed contract on the sale of their home would be in a much better negotiating position than one without a sales contract. It is important that the REALTOR® or Buyer Agent is completely informed and aware of all circumstances related to the buyer’s financial needs in order to provide professional guidance and assistance.&lt;br /&gt;When submitting a contract offer, so much is dependent on the seller and what time frame they have in selling. Some sellers are extremely flexible in when they would like to close, others are buying another home and need a specific date and others just may need a fast closing due to relocation or otherwise. The seller’s situation and home sale needs will be the factor in whether a buyer’s home sale contingency is something that may be acceptable or something which is completely unacceptable.&lt;br /&gt;&lt;br /&gt;While price is an important aspect in contract presentations and negotiation, the conditions in the contract, such as mortgage terms, inspection time frames and other contingencies, are the most overlooked details by buyers in making a contract offer.
